Jack Webb offers guidance on using s.21 of the Housing Act 1988 ahead of April deadline

3PB Barristers’ property and commercial law barrister Jack Webb has written a detailed guide to s.21 of the Housing Act 1988, offering key guidance to practitioners on how it may be used before the 30 April deadline.
In his article, “Last gasp for s.21s”, Jack discusses how after 30 April 2026, no-fault notices of possession will no longer be servable by residential landlords, as per the Renters’ Rights Act 2025, which is to be implemented throughout the year. Jack offers a high-level guide to s.21 notices, from what they are and how to serve them, to what to do in the event a tenant fails to comply.
